The relationship
between the Tenant and the Landlord is determined by the Lease Agreement
entered into
between the parties and also the Residential
Tenancies Act 2004
The Lease Agreement allows the Tenant to live in the property but the Tenant
has a duty to keep the property in a reasonable state of repair. Normally
the Lease Agreement provides that the Tenant is responsible for utilities
such as ESB, Gas, Bins and Telephone.
A security
deposit of one month's rent will be held until the expiry of the
lease and will be returned to the Tenant minus
any deductions for items arising after final inspection of
the property. Should the Tenant vacate the property before
the end of the lease period the Landlord will be entitled to
keep the Tenant's deposit.
The Residential Tenancies Act 2004 gives certain rights to the Tenant
once he/she has occupied the property for a period in excess of six
months. Once the six month period has passed a Landlord will only be
able to terminate the tenancy in certain circumstances and the Tenant
will be entitled to remain on for up to four years. |
