Netlettings.ie / JMK Property Management was formed in 2000 and provides a complete Property Management Service to a small but select number of Landlords mainly in the South Dublin area.

Fees:-

For residential letting's our fees are calculated at 15% of the gross rent payable monthly. Minimum fee is €180 per month per letting. We do not charge a Tenant's finder fee. We operate on a "no let, no fee" basis and our fees only apply when a tenant has been secured. For commercial letting's our fees for securing a suitable tenant are calculated at 7.5% of the first years rent.

Our services would typically include the following for residential letting's:-

• Finding suitable Tenants for your property - Tenants are vetted thoroughly
• Secure previous Landlord and employer references
• Prepare formal leases which will be signed by the Tenant and witnessed by us
• Ensure that all rent is guaranteed by the Tenant/Guardian
• Collect a security deposit and the first month's rent - subsequent rent will be paid direct to your bank account
• Transfer of Utilities - We will organise the transfer of ESB, Gas, Telephone and Refuse accounts into the Tenant's name and ensure that the final accounts for these services are requested on Tenant's departure
• Register the tenancy with the Private Residential Tenancies Board
• Deal with all matters relating to the smooth running of the tenancy during the currency of the lease
• If requested organise preparation of Income & Expenditure Account to do with the rental of the property
